Application for Minor Variance

Take Notice that an application has been received from Alex and Kaitlin Mackenzie for a minor variance from Zoning By-law No. 03-57, pursuant to Section 45 of the Planning Act, R.S.O. 1990, c. P.13, as amended.
Location: 8924 30 Sideroad Adjala, Adjala-Tosorontio.
Proposal: The subject lands are zoned Rural (R) Zone and Open Space Conservation (OSC) Zone under Zoning By-law No. 03‑57, as amended. The applicants are proposing to construct an agricultural use building with dimensions of approximately 18.2 metres (59.7 ft) by 30.3 metres (99.4 ft) and a height of 10 metres (32.8 ft). The structure is proposed to be located within the front yard of the property. Section 4.34 of Zoning By-law No. 03‑57, as amended by By-law 20‑31, requires that agricultural structures comply with the more restrictive of the following:
a) a minimum setback of 100 metres (328 ft) from front lot line and exterior lot line; or
b) behind the dwelling unit.
While the proposed agricultural building meets the required 100‑metre setback, it is not located behind the existing dwelling, thereby requiring a Minor Variance to permit an agricultural structure within the front yard.

A copy of this Notice has been circulated to all assessed property owners within 60 metres of the subject property as per the requirements of the Planning Act. The attached Location Map identifies the general location of the subject lands, and the Site Plan illustrates the proposed Minor Variance.
