Application for Minor Variance & Consent
Planning Act, R.S.O. 1990, c. P.13, as amended – Sections 45(5), 45(6) & 53(5)

Take Notice that an application has been received from Somerville Nurseries Inc. for a Minor Variance from Comprehensive Zoning By-law No. 03-57 and a Consent, pursuant to Sections 45 and 53 of the Planning Act, R.S.O. 1990, c. P.13, as amended.

Location: 6719 Concession Road 3, Adjala-Tosorontio.

Proposal: The purpose of the Consent and concurrent Minor Variance applications is to sever the subject lands to create one (1) new residential lot fronting onto Concession Road 3. The proposed Severed Lot, with a frontage of approximately 60 metres and a lot area of 0.4 hectares, is intended to accommodate a future rural residential use serviced by individual on-site sewage and water systems. The proposed Retained Lot will have a total lot area of 22.708 hectares and a combined, non‑continuous frontage of approximately 393.7 metres along Concession Road 3 (comprised of two segments of 187 metres and 206.7 metres wrapping around an existing interior parcel). The Retained Lot will continue to be used for agricultural purposes by Somerville Nurseries Inc., including the growing of Christmas trees, nursery stock, and native tree seedlings. The Minor Variance application seeks to recognize the reduced lot area of 22.708 hectares for the Retained Lot, whereas the Rural (R) Zone requires a minimum of 36 hectares for agricultural use.

Take Notice that the Committee of Adjustment will hold a Hybrid Public Hearing on Wednesday, May 20, 2026, at 6:00 p.m. If you would like to participate virtually, make comments through letters, faxes, emails, voice messages or video clips, or be notified of the Committee’s Decision regarding this application, please contact the Planning Department.

This meeting will be live streamed by the municipality through our iCompass Portal.

A copy of this Notice has been circulated to all assessed property owners within 60 metres of the subject property as per the requirements of the Planning Act. The attached Location Map identifies the general location of the subject lands, and the Site Plan illustrates the proposed Minor Variance.

You are entitled to attend the Public Hearing and express your views regarding these applications. You may attend in person, or you may be represented by an agent or legal counsel. Additional information regarding the application is available for review at the Municipal Office (7855 Sideroad 30, Alliston, ON L9R 1V1) during regular business hours.
