Application for Minor Variance & Consent
Planning Act, R.S.O. 1990, c. P.13, as amended – Sections 45(5), 45(6) & 53(5)
Take Notice that an application has been received from H.J. Vander Zaag Farms Inc. (c/o Harrison Garrett Vander Zaag) for a Minor Variance from Comprehensive Zoning By-law No. 03-57 and a Consent, pursuant to Sections 45 and 53 of the Planning Act, R.S.O. 1990, c. P.13, as amended.
Location: 5791 and 5889 Concession Road 3, Adjala-Tosorontio.
Proposal: The purpose of these applications is to permit a lot line adjustment between the properties municipally known as 5889 and 5791 Concession Road 3. The adjustment would result in the transfer of approximately 11.7 hectares (29 acres) of agricultural land from 5889 Concession Road 3 to the adjacent parcel at 5791 Concession Road 3. A watercourse traverses 5889 Concession Road 3 in an east-west direction, separating the lands into two sections, with a hay field located in the southern portion and oats and hay cultivated in the northern portion. The proposed lot line adjustment would transfer lands from the southern portion of 5889 Concession Road 3.
A Minor Variance is also required to permit a minimum lot area of approximately 22 hectares for the retained parcel at 5889 Concession Road 3, whereas the Agricultural (A) Zone requires a minimum lot area of 36 hectares.

A copy of this Notice has been circulated to all assessed property owners within 60 metres of the subject property as per the requirements of the Planning Act. The attached Location Map identifies the general location of the subject lands, and the Site Plan illustrates the proposed Minor Variance.
