Application for Minor Variance

Take Notice that an application has been received from Emily and John DenHaan for a minor variance from Zoning By-law No. 03-57, pursuant to Section 45 of the Planning Act, R.S.O. 1990, c. P.13, as amended.
Location: 4316 Concession Road 5, Adjala, Adjala-Tosorontio.
Proposal: The subject lands are zoned Agricultural (A) and Open Space Conservation (OSC) under Township of Adjala-Tosorontio Zoning By-law No. 03-57, as amended. The applicant proposes to construct a new livestock barn with a gross floor area of approximately 1,635 m² (17,599 sq. ft.). The proposed building will contain an approximately 352 m² (3,789 sq. ft.) storage area at the front of the structure and an approximately 1,310 m² (14,101 sq. ft.) livestock housing area at the rear.
The applicant is requesting relief from Section 4.3 of Zoning By-law No. 03-57, which requires all farm and non-farm development to comply with the Minimum Distance Separation (MDS) formula. Based on the submitted MDS II calculations, a minimum setback of 118 metres is required from the proposed livestock facility to the existing residential dwelling, whereas a setback of 107 metres is proposed.

A copy of this Notice has been circulated to all assessed property owners within 60 metres of the subject property as per the requirements of the Planning Act. The attached Location Map identifies the general location of the subject lands, and the Site Plan illustrates the proposed Minor Variance.
